Most buyers are aware of flood zones and might even check the local council maps, but that’s only part of the picture. A property’s flood history — what’s actually happened in past weather events — is equally important, and sometimes even more telling than official zoning.

Why flood history matters

Flood zones are based on broad modelling and predictive data. They highlight areas that may be at higher risk during certain weather events — but they don’t account for every possibility. In some cases, properties outside the designated zones have still been impacted by flash flooding, drainage issues, or ground saturation after heavy rainfall.

Understanding a property’s history gives you real-life context. Has water ever entered the home? Was the yard waterlogged for days after a storm? Have there been any insurance claims for flood damage?

These answers can have a flow-on effect — not just in terms of your peace of mind, but in insurance premiums, property value, and potential future maintenance costs.
